Property Team Manager

£25000 - £30000 + 2 annual bonuses, on street parking, pension

Due to growth, this expanding property company in the Chertsey area is seeking a Manager to oversee an experienced Property Team of 6 staff. This team manage a portfolio of properties across the UK; the Property Team Manager will be confident, a strong leader of people, with extensive background in property management.

The role will involve holding daily and fortnightly meetings with the Property and Lettings teams to discuss objectives, providing statistics on maintenance, managing and monitoring new properties on the portfolio, liaising with landlords, ensuring documentation in place, dealing with any escalated queries from the property and lettings managers, responding and dealing with any complaints, meeting with landlords, visiting properties, attending site meetings, monitoring interim inspections and management keys, creating reports for the Board, training and developing the team and any new staff.

Some of the role may involve covering your team who are responsible for: assessing check in reports, dealing with tenants requests for service or maintenance issues, liaising with landlords regarding work required, updating utility and local authorities of new tenants, setting appointments for inspection visits, raising work orders, monitoring work carried out, monitoring arrears in rents, negotiating rent increases, serving legal notices, raising check out reports, responding to complaints, updating website with regard to start of tenancy dates.

Essential Experience:
• Previous experience of managing a strong team essential
• Previous property management experience essential
• Experience of liaising with landlords and tenants
• Ability to deal with difficult situations and make commercial decisions
• Ability to run reports/statistics and analyse them
• Good telephone manner and face to face experience
